Welcome to Brookhill Village

Steeped in history and primed to be the next neighborhood hub, Brookhill Village will reinvigorate a community that has fallen on hard times. This site is a blank canvas for a communal vision. It will be a nexus for congregation and fellowship, with activities and attractions that will facilitate shoulder-to-shoulder and face-to-face interaction.
A concert venue will fill a hole in South End’s large-scale music scene, while a bustling marketplace will present culinary and artisanal entrepreneurs the chance to feed off of each others’ energy in a fun and comfortable setting. Beer gardens and activity-oriented food and beverage will extend the vitality. Over 160 new homes - more than half of which will be affordable - will create opportunities to live in style in one of the most walkable settings in Charlotte.

Preserving While Growing

The Beginning of Brookhill Village

Brookhill Village was established in 1950 as an affordable housing community for African-American families in Charlotte, North Carolina.
It becomes a vital hub for African-American families navigating segregation and system urban renewal, fostering a close-knit community during a pivotal era of change.

A Changing Landscape

As South End evolves into a bustling economic hub, Brookhill Village maintains its balance between affordability and opportunity.
During this time, its residents play an integral role in shaping Charlotte’s cultural and economic identity, contributing to the city’s rich history.

Facing Challenges and Advocacy

As gentrification transforms South End, Brookhill begins to experience maintenance challenges. However, the community remains affordable, and residents, alongside local advocates, work tirelessly to preserve its historical and cultural significance.
In 2019, redevelopment plans are proposed but face delays due to funding gaps and disagreements.

A Turning Point

In 2020, a Community Asset & Needs Assessment underscores Brookhill's critical role in Charlotte's housing ecosystem. More than 250 units sit derelict and vacant, while property issues plague the 120 onsite residents.
In March 2022, Griffin Brothers Companies (GBC) assumes ownership of the ground lease, which ends in 2049, with a vision for modern mixed-use developments that preserve affordability while revitalizing the community.

Laying the Foundation for Change

In July 2023, $3.5 million in funding is secured from Charlotte City Council to preserve 100 affordable units. Partnerships with The Harvest Center and other local organizations begin shaping Brookhill’s future.
By summer 2023, most units are demolished to make way for redevelopment, while renovation of the remaining units starts in summer 2024 to ensure livable conditions. Plans for a dynamic mixed-use community—combining housing, retail, and public spaces—take shape. Zero affordable residents are displaced.

Your questions Answered

What is Brookhill Village, and what is its vision?
Brookhill Village is a transformational redevelopment project located in South End Charlotte.

Our vision is to create a dynamic, mixed-use community that combines modern commercial opportunities, affordable housing, and cultural spaces while preserving the rich history of the site. Brookhill Village is a place where businesses, residents, and visitors can thrive together.
What impact does this project have on the former affordable unit residents?
Due to a decline into disrepair, Brookhill has been vacant of residents since before we took over as landlord. While much of our development program will be dictated by tenant demand, one element that is not open to compromise is the inclusion of 89 new or refurbished affordable units.

This will allow many who have been excluded from South End the opportunity to live in the heart of the neighborhood, inside a dynamic mixed-use environment, for roughly $450 a month.
What types of commercial spaces and opportunities are available for lease?
Brookhill Village offers a wide range of commercial opportunities, including retail storefronts, food & beverage spaces, office suites, and event venues.

We’re tenant-driven, meaning we’re open to collaborating with businesses to create spaces that suit their needs. Contact us to discuss how your business can find its home in Brookhill.
How does Brookhill Village preserve its historical and cultural significance?
Preserving the history and culture of Brookhill Village is a top priority. The project emphasizes retaining affordable housing units, collaborating with the community, and integrating storytelling elements like timelines and historical markers into the site design. Our goal is to honor the site’s heritage while building a vibrant future.
What does it mean that Brookhill Village is ‘tenant-driven’?
Being ‘tenant-driven’ means we prioritize collaboration with our tenants to shape the site plan. Beyond affordable housing, we also want to create affordable commercial, particularly for businesses that have been displaced by rising rents or changing business environments. Our plan calls for efficient, compact, modular storefronts as part of a mixed-retail marketplace. Contact us for more information.
Where is Brookhill Village, and why is its location significant?
Brookhill Village is situated in the heart of South End Charlotte, one of the city’s fastest-growing and most desirable neighborhoods. It’s minutes from Uptown Charlotte, adjacent to public transportation like the Lynx Blue Line and Rail Trail, and walking distance to popular destinations such as Atherton Mill, The Design Center, Railyard, Bank of America Stadium, and more.
